  • Michael J. Shampan is an associate in the transactional department at Belkin Burden Wenig & Goldman, LLP. Prior to joining the Firm, Mr.Shampan was an associate at Schuman & Associates LLC. At the start of this month, we were left a new lease that was written on it ?Same as Last Lease? but it was just a standard contract purchased from Staples and in the details were many little details that I know to violate Illinois Tenant Laws such as ?Tenant will allow access to landlord upon request? which violates the Illinois statute that says that unless it is an emergency, a landlord must provide tenant with 24 hours notice before coming in to a property.

Once I'm 18 I'm thinking of moving out and changing my identity (LEGALLY!) because i really don't like the life I've lead so far and I'd like to start fresh somehow...I really want to change my name but I've no idea how I would go about it.. . Any advice on the route I'd have to take (In the UK please) would be much appreciated!. . Thanks in advance.

If you are looking for a form letter or some sort to send a notice to quit or pay rent you would have to google your state or county for such a form.. . Normally you would be required to give this tenant a 3 or 5 day notice to pay all back rent or quit, to include lease or rental violations. After the 3 or 5 days are up with no positive results on the part of the tenant, then you would have to appear in court to have an eviction notice filed against this tenant. This eviction notice would have to be signed by a judge or a commissioner of the court.. . Once the eviction notice has been signed you would need someone to serve the notice of eviction. This could be you or, in most cases there are law enforcement agencies that would serve this notice on your behalf. There is a fee for this service, you may find the cost at the court where you filed for the notice of eviction. I find this to be a better solution as oppose to me serving the eviction notice.. . Once the eviction notice has been served the tenants now have 30 days in which to move. Failure on the part of the tenants to move before the 30 day period is up, you may then call the local law enforcement agency to have these tenants physically removed from the property.. . In some cases the law enforcement agency will allow them to return to secure any items they are not able to remove at this time. You should make sure the law enforcement agency will return for this removal of this property by the tenants.. . This is a general eviction, however there might be quirks in your state eviction laws so make sure you google evictions followed by your state.. . Wills are kept at the Registry for Vital Statistics on Microfilm. All you have to provide is the persons name and date of death and they will allow you to review the Will. This is done after Probate is registered. If you require a copy there is a nominal fee for so doing. In the phone book it is usually under the Registrar General or Registry for Vital Statistics which would be dependent on where you live.

My husband will be transfered to Phoenix, AZ area, but not for 4 months and I would like to get going on my small business plans (estate sales/appraisals) from Pennsylvania that I want to start in Arizona. Do you think that this is feasible? At least to get the legwork down, make contacts, marketing, etc. What would you do?.
