I know you are tired of hearing it, but real estate is risky now, times are tough, lending criteria is extremely challenging to work with. Commercial lending is very tight. And if you want to be investor, you are going to need capital. Being a young adult with probably limited credit history, no experience and limited employment history, you are not getting a loan and no investor is going to be willing to front you capital without significant track record of successful investing.. . "Refusing" to go to college is a mistake. At least take some business, finance and/or marketing courses. You have to be able to at least speak the language where you want to go. Going to college does not mean you have to follow a traditional path that you describe.. . Taking classes in RE and investing are great. Doing it successfully is a whole different thing.. . Good luck.

Hello, I am offering free photo shoots to expand my portfolio and I am stuck on release forms for my clients to sign. What does it need to say and/or have? Since I am just starting, would I need different forms?. I am mostly doing family and I have someone interested in me doing photos of food dishes at a hotel.. I have googled templates but they aren't much help because I am not a professional yet or doing modeling photos.. I just want to protect myself from any legal charges that could happen in the future. so essentially i have a business where i provide a service to customers. they pay a $100 deposit and then once i complete my service the costomer will ten owe me more money. i want to somehow specify in a variable template contract that i can use with all customers, the reasons on which they will owe me certain monies i the future once i pass certain performance hurdles. . customers are willing to sign and i will feel much better about collecting my money then.. . i am just unsure as where i should go to get this kind of contract written up and also
