I need a real-estate business plan?

There is no need to extend an AST tenancy in England/Wales. It automatically becomes a Statutory Periodic Tenancy under section 5 of the 1988 Housing Act. This is identical to the preceeding AST with the exception of any conditions relating to notice. The notice periods will become one month from the tenant or 2 months from the landlord - for a monthly tenancy, the last day must be the same day of the month as the AST ended.
