It depends - there are several categories of contract which must be in writing to be valid and enforceable (like marriage, sale of goods over a certain amount, property purchases, contracts not to be enforced for over a year etc). Hi- My father decided to buy a house in California, and I got to handle the house deal. We bought one, letting me occupy the home. He held the title in his name (so he could hold it as an asset).. . I now live in the house, and I'm fixing it up (big time). My question is- can I rent out this home while I am away traveling? My father consents, he'd let me rent out the home for my own income, but would he have to do any/all of the paperwork? Could I act as a landlord? Not sure how this should work.. . Thank you.
